"Imagine our surprise when we move in months later to a roof so rotten, it had traveled down the walls into the basement. All in all, we did a total gut of the house right down to the frame (and even had to replace some of those boards). It was a nightmare. Turns out, the realtor, homeowner, and inspector were all friends. The homeowner even had her house calls (landlines were still a thing) forwarded to the realtor's personal landline when she moved out."
